See below for an outline of our screening criteria. If you have any specific questions please contact a company representative for more detailed information. Most credit related issues may be overcome by a qualified cosigner.
CRITERIA For Properties Priced $1100/Month or More
- Credit score must be at least 600.
- Monthly income must be at least two and a half times the monthly rent amount.
- No bankruptcies within the past 3 years.
- No more than 3 accounts in collection.
- No more than $1000 past due debt (medical bills and student loans disregarded).
- No evictions or landlord judgements within the past 10 years.
- No felonies.
- No outstanding utility collections or unpaid utility bills.
CRITERIA For Properties Priced up to $1100/Month
- Credit score must be at least 550.
- Monthly income must be at least two and a half times the monthly rent amount.
- No bankruptcies within the past 2 years.
- No more than 4 accounts in collection.
- No more than $1500 past due debt (medical bills and student loans disregarded).
- No evictions or landlord judgements within the past 5 years.
- No felonies.
- No outstanding utility collections or unpaid utility bills.
CRITERIA For Individuals With Section 8 Assistance
- Total amount of housing assistance, plus monthly income, must be at least two and a half times the monthly rent amount.
- No bankruptcies within the past year.
- No more than 5 accounts in collection.
- No more than $2500 past due debt (medical bills and student loans disregarded).
- No evictions or landlord judgements within the past 3 years.
- No felonies.
- No outstanding utility collections or unpaid utility bills.
- Credit score must be at least 500.
GUARANTOR CRITERIA
- Credit score must be at least 700.
- No more than one item in collection.
- No more than $500 past due debt (medical bills and student loans disregarded).
- No bankruptcies within the past 7 years.
- Monthly income must be at least 4 times the monthly rent amount.
- No outstanding utility collections or unpaid utility bills.
